Main job function
We are seeking a highly experienced and strategic Deputy Head of Properties to support the Head of Properties in overseeing a national portfolio of commercial and retail properties. This role is ideal for a senior property professional with deep experience in leasing, site acquisition, budget control, tenant management, and property optimisation strategies.
The successful candidate will play a key leadership role in managing operational performance, lease negotiations, and property development projects, with a strong focus on delivering value and efficiency across the portfolio.
• Support the strategic leadership of the Properties Division, ensuring alignment with company growth objectives.
• Lead national leasing strategy across commercial and retail portfolios, including new leases, renewals, and terminations.
• Oversee site acquisition and relocation planning, including evaluation of market opportunities and due diligence processes.
• Manage tenant relationships, handle escalations, and ensure long-term retention and satisfaction.
• Draft and review lease agreements, ensuring compliance, financial viability, and protection of company interests.
• Monitor and manage property-related budgets, including rental income, recoveries, maintenance, and CAPEX planning.
• Coordinate with internal teams (legal, finance, operations) to ensure seamless execution of property transactions.
• Optimise portfolio performance through strategic resizing, re-letting, and reconfiguration of underperforming sites.
• Provide leadership and guidance to property administrators, brokers, and external contractors.
• Drive compliance with lease obligations, regulatory standards, and company policies.
Qualifications
• Minimum 10–20 years’ experience in property management and development, preferably in retail and commercial property sectors.
• Proven track record in site acquisitions, lease negotiations, tenant coordination, and property optimisation.
• Experience managing national or multi-site portfolios.
• Strong financial acumen and experience in budget planning and control.
• Knowledge of lease law, property compliance requirements, and municipal liaison.
• Strong leadership, interpersonal, and conflict management skills.
• Relevant tertiary qualification in Property, Real Estate, Business Management, or equivalent.
• Estate Agent Certificate (preferred).

Remuneration: R800K-R1.2MIL
