Job Description:

Excellent opportunity for an experienced Property Manager.  One is based in Gauteng and the other in Cape Town.  Manage the centre according to mandate to the required standards. 

Main job function

Key result areas and work descriptors:

·        Budget Control

o   Prepares and controls property budgets.

o   Manages rent collection, recoveries, tenant installations, expenses and arrears.

·        Property Management/ Asset Management

o   Individually accountable for analysing and generating specific tactics to improve performance of building/portfolio such as building strategy, redevelopment, sales, leasing plan approvals, over periods of up to 3 months.

o   Takes responsibility for minimising vacancies within the buildings.

o   Mandates current and upcoming vacant spaces.

·        Stakeholder Management

o   Ensures strong tenant relationships, built on service delivery.

o   Manages CRM process and training academies.

·        Team Effectiveness

o   Individually accountable for others' time, tasks and output quality for periods of up to 3 months.

o   Balances own priorities with directing and motivating others.

o   Plans and assigns work over periods of up to 3 months.

o   Guides and directs staff to achieve operational standards.

o   Creates a climate for optimal performance.

·        Vendor & Contract Management

o   Manages relationships with service providers.

o   liaises with project teams responsible for refurbishments and extensions.


·        Relevant Tertiary qualification


·        At least 3-4 years experience in retail property management field

·        Strong financial skills

·        Business acumen

·        Strong managerial and administrative skills

·        Appropriate PC skills

·        Experience managing external service providers

·        Decision maker based on experience, expertise, market information and research

·        Strong communication skills

·        Practical – good organisational skills

·        Innovative

·        Initiating Action

·        Planning & Organising

·        Team Orientation

·        Technical Knowledge
